One&Only Aesthesis: The Athenian Riviera Gets Its Flagship Resort

For a golden stretch of the 1960s, the coast south of Athens was shorthand for Mediterranean glamour: film stars at Astir Beach, yachts off Vouliagmeni, the capital's society decamping seaward every summer evening. The decades since were less kind, but the Athenian Riviera's revival is now unmistakable — and One&Only Aesthesis, which made its debut on a pine-fringed coastal estate at Glyfada in late 2023, is its clearest statement of intent. This is the group's first Greek resort, and it wears the coast's mid-century memory openly.

Bungalows, not blocks

The resort's masterstroke is restraint. Rather than stacking rooms into a slab, Aesthesis scatters low-rise bungalows and villas — many with private pools — through protected parkland running down to its own beach, an arrangement that recalls the riviera resorts of the Onassis era far more than the conference-scale properties that followed them. Interiors lean on brass, timber and film-set curves; the retro register is deliberate, affectionate and, crucially, executed with contemporary polish.

The city-and-sea equation

The resort's location rewrites the Athens itinerary. Glyfada sits roughly half an hour from the city centre, which means the Acropolis, the museums and the capital's ascendant restaurant scene are a morning excursion rather than a separate trip — and the traditional formula of two city nights before fleeing to the islands can be replaced by a single seafront base. Paired with a stay at one of Syntagma's grande dames, it makes the strongest case in years for Athens as a destination in full, not a stopover.

Go in the shoulder months — May, June or September — when the sea is warm, the pines are fragrant and the coast road flows freely. The pool villas book earliest, and the beachfront restaurants deserve reserving ahead in season. Above all, allow time to do what the riviera was built for: very little, at the water's edge, at considerable length.
